Selling a home is a sequence of decisions and paperwork. Working through it in the right order keeps things calm and prevents costly delays.

Use this checklist as a working document. Tick items off as you go and bring your agent and conveyancer in early.

    Before you list

Engage a conveyancer or solicitor, they need to prepare the Contract of Sale before marketing can begin.

Interview two or three local agents. Ask for a written proposal covering commission, marketing schedule, and a market appraisal.

Walk the property with your agent and agree on any presentation work, repairs, painting, gardening, decluttering.

    Preparing the property

Complete any agreed repairs and presentation work.

Book professional photography, floor plans and (if applicable) styling.

Confirm campaign dates, open home schedule and signboard placement.

    During the campaign

Keep the home presentation-ready for open homes and private inspections.

Review buyer feedback with your agent each week. Adjust the price guide or campaign if needed.

Discuss offers as they come in, your agent should walk you through each buyer's position and conditions.

    After accepting an offer

Your conveyancer manages contract exchange and the deposit.

Cooling-off period (private treaty) runs for five business days unless waived.

Settlement is typically 42 days from exchange in NSW, but can be negotiated.
