Selling a home in NSW involves more than just an agent's commission. Most sellers are surprised by how many smaller costs add up alongside the headline fee.
This guide walks through every cost a typical seller in NSW encounters, what each one covers, and where there is usually room to negotiate.
Agent commission
Real estate agent commission is the largest cost for most sellers. In NSW, commission is negotiated between you and the agent and is typically charged as a percentage of the sale price.
Rates vary by area, property type and the level of service included. Always ask whether the quoted rate is inclusive of GST and what is covered in the fee. Get the agreement in writing before you sign.
Marketing and advertising
Marketing is usually charged separately from commission. A typical campaign can include portal listings (realestate.com.au, Domain), professional photography, floor plans, signage, copywriting and social media.
Ask for an itemised marketing schedule so you can see exactly what you are paying for and adjust the plan to suit your budget.
Conveyancing and legal fees
A licensed conveyancer or solicitor prepares the Contract of Sale and manages settlement. Fees vary by provider and complexity of the transaction.
In NSW you must have a Contract of Sale prepared before the property can be marketed, so engage your conveyancer early.
Auction and styling costs
If you sell by auction there is usually an auctioneer's fee on top of commission. Property styling (also called home staging) is optional but common in competitive segments and is priced based on the home's size and the length of the campaign.
Minor presentation work, painting, gardening, decluttering and small repairs, often delivers a better return than expensive styling.
Mortgage and government costs
If you have a mortgage you may have discharge fees from your lender. Speak to your bank early so settlement is not delayed.
Sellers in NSW do not pay stamp duty (the buyer does), but capital gains tax may apply if the property is not your main residence. See our capital gains tax guide for details.
